5 Upcoming Residential Waterfront Developments In Brooklyn

As the number of apartments in Brooklyn continues to steadily grow, much of the attention and visibility can be spotted by looking up at the skyline around Downtown Brooklyn, which currently is home to the only skyscraper - SHoP Architects and JDS Development Group's 1,096-foot tall 9 DeKalb Avenue, aka The Brooklyn Tower - above 1,000 feet outside of Manhattan in the outer boroughs. However, there is an equal and clear amount of construction scattered across Brooklyn's waterfronts. Below are five examples of such projects making their mark around and along the edges of the borough. 

1) 218 Front Street

Located in Vinegar Hill, 218 Front Street is currently the largest residential development in the neighborhood, which is among the last areas along Brooklyn's East River waterfront that had been relatively quiet and left untouched amidst the surge in construction over the past decade. Designed by S. Wieder Architect and developed by Chess Builders, the two-tower complex is going to yield 218 rental units with 66 being allocated towards affordable housing, 350 square feet of commercial space, and 180 square feet of community facility space. The project is bound by Front Street to the north and York Street to the south and is slated for completion in December 2024.

 

2) 16 Dupont Street

Located on the western edge of Greenpoint, Brooklyn is 16 Dupont Street, a rising 40-story, 400-foot tall skyscraper designed by GKV Architects and developed in a partnership between Rockefeller Group and Park Tower Group. The ground-up 365,651-square foot development will yield a total of 378 rental units, 2,458 square feet of commercial space, and 138 enclosed parking spots, and is part of the larger Greenpoint Landing master plan that aims to transform the waterfront by bringing thousands of new residential units. The project is situated at the intersection of Dupont, West, and Commercial Streets and is expected to be finished in the spring of 2025. 

 

3) 1515 Surf Avenue 

On the southern edge of Brooklyn's Coney Island beachfront is 1515 Surf Avenue, which currently stands as a topped out 16- and 26-story residential property. Designed by Studio V Architecture and developed by LCOR, the ground-up 470,000-square foot development will yield a total of 461 rental units with 139 designated as affordable housing. There will also be 11,000 square feet of ground floor retail space. The site is situated on a 1.5-acre plot of land bound by Surf Avenue to the south, West 15th Street to the east, and West 16th Street to the west. Amenities include a heated pool and green roof fitness center, several lounges, coworking spaces, an indoor basketball court, a handball court, and accessory off-street parking.Work is slated for completion next spring. 

 

4) 1607 Surf Avenue 

Next on our list of Brooklyn housing developments is 1607 Surf Avenue, a topped out 10-story, 100% affordable housing project in Coney Island. Designed by S9 Architecture and Engineering and developed by BFC Partners, the 104-foot tall, 360,912-square foot building will provide 376 rental units spread across 282,095 square feet, as well as 11,000 square feet of commercial space, 9,000 square feet of community space, a cellar level, and a 2,500-square-foot primary care facility run by New York City Health + Hospitals. The site is bound by Surf Avenue to the south, West 16th Street to the east, and West 17th Street to the west. 

There will be 94 studios, 105 one-bedrooms, 150 two-bedrooms, and 26 three-bedroom units. Apartments are reserved for residents with an income of 40 to 90 percent of the area median income, with 57 dedicated to the formerly homeless. Future residential amenities include a landscaped roof deck, a fitness room, a children’s play space, a party room, a tenant lounge, and 61 above-ground parking spaces for rent. Completion is scheduled for the summer of 2024. 

 

5) 2300 Cropsey Avenue 

Our final contender on our list is 2300 Cropsey Avenue in Gravesend, Brooklyn. Designed by Michael Kang Architect, the topped out and nearly finished 23-story mixed-use residence will have 329,522 square feet of newly built space with 154 rental units spread across 220,000 square feet, an ambulatory center and a supermarket. The building is located at the intersection of Cropsey and 23rd Avenues, adjacent to the Belt Parkway and will include a cellar-level swimming pool with a hot tub, men’s and women’s locker rooms, a steam room, sauna, fitness center, shared laundry room, and a 13,000-square-foot roof deck on the fourth floor of the multi-story podium. There will also be a parking garage with a capacity of 263 vehicles spanning the cellar, first, and second stories.

The anticipated completion date is expected to happen around the end of this year.
