5 Upcoming & Completed Doorman Residences In Upper East Side

 

The Upper East Side has gained much prestige and a formidable reputation as being home to some of the nicest properties and priciest zip codes in New York City, and an aspirational place to live in Manhattan. Lined by famous stretches of roads like Park Avenue, Madison Avenue and Fifth Avenue, the Upper Manhattan neighborhood is continuing to evolve and cater to new generations of money, business, and architectural evolution. The latter of which can clearly be seen when looking at the number of new residential towers that have sprouted up over the last few years alone. Below are five examples of upcoming and recently completed doorman properties on Manhattan's Upper East Side

1. 255 East 77th Street

The current tallest residential skyscraper under construction in the Upper East Side right now is 255 East 77th Street, a 500-foot-tall residential skyscraper in the Lenox Hill section. Designed by Robert A. M. Stern Architects with Hill West Architects as the architect of record and developed by Naftali Group, the 36-story structure will span 170,481 square feet and yield 62 condominium units in two- to five-bedrooms layouts, as well as 3,861 square feet of retail space, two cellar levels, and 33 enclosed parking spaces. The ground-up property is alternately addressed as 1481 Second Avenue and located at the corner of Second Avenue and East 77th Street.

Amenities will include a full-time doorman, concierge service, an outdoor garden, cold storage, a bike storage room, a shared laundry room, on-site parking for sale, private storage for sale, a package room, lounge, game room, fitness center, yoga studio, health club, indoor swimming pool, a sauna, steam room, pet spa, children’s playroom, and a screening room.

255 East 77th Street’s anticipated completion date is slated for fall 2026.

 

2. The Delecor

The second doorman property on our list is The Delecor, a 31-story residential tower at 250 East 83rd Street in the Yorkville section of Manhattan’s Upper East Side. Designed by SLCE Architects and developed by The Torkian Group, the 370-foot-tall structure spans 215,608 square feet and yields 128 rental units in one- to four-bedroom layouts, as well as a collection of penthouses and ground-floor retail space. The ground-up property is located at the corner of Second Avenue and East 83rd Street.

The Delecor’s amenities include a 24/7 attended lobby, fitness center, children’s playroom, an indoor swimming pool, screening room, lounges, and an outdoor rooftop terrace.

 

3. The Duchess 

The smallest contender on our list is The Duchess, a recently opened 22-story residential building at 300 East 83rd Street in the Yorkville section of Manhattan’s Upper East Side. Designed by SLCE Architects and developed by Lalezarian Properties, the 235-foot-tall structure will span 93,682 square feet and yield 70 condominium units with an average scope of 1,305 square feet, as well as cellar level and ground-floor retail space. A portion of the homes will be reserved for affordable housing. The property is alternately addressed as 1594-1598 Second Avenue and located at the corner of East 83rd Street and Second Avenue.

Homes at The Duchess come in two- to four-bedroom layouts, including a set of penthouse units, the larger of which will come with both a private terrace and separate balcony. Corcoran New Development is handling the marketing. Residential amenities include a 24/7 attended lobby, Sub-Zero and Bosch appliances, a furnished rooftop terrace, a children’s playroom, a lounge, a fitness center, bicycle storage, and residential storage.

 

4. 1487 First Avenue 

Next on our list is 1487 First Avenue,  a 35-story residential tower nearing completion on the border of the Lenox Hill and Yorkville sections of Manhattan’s Upper East Side. Designed by Hill West Architects and developed and built by Carmel Partners, which purchased the property from Robert Chou for $73.5 million in early 2022, the 404-foot-tall structure will yield 206 condominium units, 7,120 square feet of ground-floor retail space, and a cellar level. CP VII 78th Street Owner is the owner of the property, which is located at the southwestern corner of First Avenue and East 78th Street.

1487 First Avenue has a completion date of summer 2025 posted on site. 

 

5. The Harper 

Last on our list is The Harper, a recently finished 21-story residential building at 310 East 86th Street in the Yorkville section of the Upper East Side. Designed by ODA Architecture and developed by Izaki Group Investments (IGI-USA), the 145,000-square-foot structure yields 63 condominium units in two- to four-bedroom layouts with prices starting at $2.1 million, as well as ground-floor retail space. Hunter Roberts Construction Group served as the general contractor and CORE is currently handling sales and marketing for the property, which is located between First and Second Avenues.

Amenities and services include a fully equipped fitness center, a music center with a separate podcast/practice room, a children’s art room, a children’s playroom with a custom play structure by Indoor Amusement Company, a games lounge, a pet spa, a shared laundry room, private storage, and a bike room. Additionally, The Harper has partnered with local businesses to activate the amenities. These include School of Rock, which is providing one year of complementary group lessons, and Robofun, which is offering one year of complementary group art lessons for residents.
