Many developers are constructing new nyc residences, supply a large wave of condominium and rental developments, to include swimming pools as part of residential amenity packages, and below are five examples of such projects that have incorporated them into the design and lifestyle of a building and its residents.
Ruby
Located at 243 West 28th Street, this two-tower mixed-use residential complex is one of the newest buildings to have gone up in Manhattan's Chelsea neighborhood and is topped with an outdoor swimming pool with prime views over the district, and sits next to an adjacent lounge.
The rest of the 22-story complex yields 480 rental units with 144 reserved for low- and middle-income households, as well as 8,500 square feet of ground-floor retail space. Ruby was designed by COOKFOX Architects and developed by MAG Partners, Atalaya, Safanad, and Qualitas, while the homes are being marketed by Douglas Elliman Development Marketing. The property is located on a through-block parcel between Seventh and Eighth Avenues with frontage on both West 28th and 29th Streets.
Other amenities at Ruby include pet-friendly policies, a 24/7 attended lobby, a live-in superintendent, dog-washing station, media room, library, multiple indoor lounges, a two-story fitness center, children’s playroom, laundry room, bike storage, an outdoor second-floor courtyard, and a second upper-level terrace on the southern building. The development is engineered to achieve LEED Silver certification.
505 State Street
Currently standing as the tallest all-electric skyscraper and as part of The Alloy Block development in Downtown Brooklyn, the 44-story mixed-use residential skyscraper features a Flatiron-esque design and a striking facade of glass and dark metal panels that expresses the building's verticality. At the very top is a rooftop swimming pool and terrace enclosed in an open-air facade that allows wind to pass through the perimeter columns and offer residents panoramic views over Brooklyn, as well as being able to look up and down Flatbush Avenue, and towards the New York harbor. Below is a mix of 441 market rate and affordable rental units, and ground-floor retail space.
505 State Street was designed and developed by Alloy Development and rises from the confluence of Flatbush Avenue to the east and State Street to the west.
The Suffolk
Addressed as 55 Suffolk Street, the newly completed 31-story mixed-use residential building is located on Manhattan's Lower East Side and was designed by Dattner Architects and JG Neukomm Architecture, and developed by Gotham Organization as part of the much broader Broome Street Development master plan. There are a total of 378 rental units and ground-floor retail space, along with units dedicated to affordable housing.
Perched on the rooftop is a pool deck with unobstructed views of the Lower Manhattan skyline, along with lounge seating, fire pits, and barbecue grills. Tenants also have access to a full-floor indoor amenity suite with co-working spaces, conference rooms, a resident lounge, and a chef’s kitchen. There is also a fitness club and yoga studio, a package room, resident storage, a bike room, laundry facilities, and an on-site personal concierge service.
The rental homes come in studios, one-, two-, and three-bedroom units, in addition to three floors of micro-units. The micro-units are the latest to debut under Abode by Gotham. Each unit features chrome appliances, an in-unit washer/dryer, quartz countertops and bathrooms, and wood grain flooring.
The two-tower Broome Street Development master plan will collectively yield 493 rental units, a 40,000-square-foot community facility for the Chinese-American Planning Council, a 4,000-square-foot cultural heritage center for Beth Hamedrash Hagodol, and 18,000 square feet of retail space.
The Westly
Located on Manhattan's Upper West Side and addressed as 251 West 91st Street, The Westly is one of the most architecturally daring designs to be recently built in the neighborhood. Clad with a stone envelope and a grid of floor-to-ceiling windows, the 250-foot tall ODA-designed mixed-use residence is developed by Adam America Real Estate and Northlink Capital, featuring a series of three stepped cantilevers protruding to the north over an abutting Equinox. Adding to the gravity-defying engineering is a rooftop swimming pool sitting atop the superstructure that offers wide unobstructed views of the entire neighborhood, the Hudson River, Central Park, and the Manhattan skyline. The homes are currently being marketed by Reuveni Real Estate and Christie's International Real Estate. The completed property is located at the corner of Broadway and West 91st Street. Other residential amenities include a double-height lobby with a curved staircase, a 24-hour concierge, a fitness center and yoga studio, a lounge, a children’s playroom, a youth gaming room, a music room, a bike storage room, a pet grooming station, and private storage units available for purchase.
Mandarin Oriental Residences
Designed by Marin Architects and developed by SHVO in a partnership with Deutsche Finance, the completed 29-story Mandarin Oriental Residences at 685 Fifth Avenue is among a string of new condos in NYC and was built directly over an existing commercial building housing the flagship store for Coach and Tissot. At the top of the 10-story addition is an outdoor swimming pool with prime views looking up and down Fifth Avenue, as well as being able to see the towering supertalls of Billionaire's Row and Central Park to the north.
The $300 million project consists of 69 fully furnished condominium units managed by Mandarin Oriental Hotel Group and are being marketed by Douglas Elliman Development Marketing, and also consisted of a 100,000-square foot conversion of office space in the existing structure below. The property is located between East 53rd and 54th Streets.
Other on-site amenities include Boulud Prive, a private restaurant and bar run by Michelin-starred Chef Daniel Boulud that will be accessible to occupants of both the New York and Beverly Hills properties with optional room service, as well as an outdoor rooftop swimming pool with views of Central Park, a spa, a fitness center and lounge area on the 25th floor, a concierge, housekeeping service, personal training, dog walking, and personal shopping assistance.
