5 New Developments in Upper West Side

The Upper West Side, flanked by the Hudson River and Central Park, is one of Manhattan's most desired neighborhoods to live in. With convenient access to a number of subway lines, tree-lined streets, local eateries and shops, and within walking distance to Central Park, this charming family-friendly area is seeing a large number of new developments sprouting up along Broadway for those wanting to find new apartments in Manhattan. Below are some of the most highlighted sites currently under construction. 

1) The Westly

First on our list is The Westly, a 20-story residential building topped out and nearing completion at 251 West 91st Street. Designed by ODA Architects and developed by Adam America Real Estate and Northlink Capital, the cantilevered structure will yield 52 apartments in the Upper West Side in two- to five-bedroom layouts with marketing by Ryan Serhant of SERHANT. The Westly is located at the corner of Broadway and West 91st Street.

The penthouse units are slated to span approximately 3,500 square feet with more than 1,000 square feet of private outdoor space. They are fitted out with crema delicato marble-clad fireplaces, honed crema delicato marble kitchen countertops with a matching range hood, Waterworks polished nickel fixtures, Gaggenau appliances, and waterfall islands. Bathrooms are lined with honed Calacatta Gold and thassos mosaic flooring, Calacatta Gold marble slab walls and countertops, custom white lacquer oak vanities, Duravit floor-mounted toilets, Waterworks polished nickel fixtures, and radiant-heated floors.

The roof terrace will have an outdoor swimming pool along the northern corner surrounded by landscaping and lounge seating, and will offer tenants 360-degree views of the Upper West Side with vistas of the Hudson River and the Midtown skyline. Other amenities include a double-height lobby with a curved staircase, a 24-hour concierge, a fitness center and yoga studio, a lounge, a children’s playroom, a youth gaming room, a music room, a bike storage room, a pet grooming station, and private storage units available for purchase.

The cheapest unit is a 2-bedroom, 2.5-bathroom home spanning 1,447 square feet and costing $2,775,000. The most expensive is a 4-bedroom, 3.5-bathroom penthouse measuring 3,059 square feet and costing $12,000,000.

Construction will finish early next year. 

2) 96 + Broadway 

One of the largest new residential developments underway in the Upper West Side is 96+Broadway, a 22-story residential building currently topped out and nearing completion. It is addressed as 2551-2555 Broadway and is designed by Thomas Juul-Hansen with Stephen B. Jacobs Group as the architect of record. Paragon JV Properties III is developing the 276,578-square-foot structure that will yield a total of 130 condominium units averaging 1,660 square feet apiece, as well as 9,080 square feet of ground-floor retail space. 96 + Broadway is located at the corner of Broadway and West 96th Street, directly adjacent to the 96th Street subway station servicing the 1, 2, and 3 trains.

Amenities include a 75-foot long saltwater lap pool with an adjacent terrace, a spa pool, a steam room, a sauna, a fitness center, a pilates studio, a squash court with a basketball hoop, a rooftop terrace with space for a dining area and an outdoor cinema, a dining room with a full kitchen and lounge, an entertainment lounge, a children's playroom, a music room, a pet grooming station, private storage, bike storage, and on-site laundry facilities.

The cheapest unit is a 1-bedroom, 1.5-bathroom home measuring 734 square feet and costing $1,395,000. The most expensive is a 3-bedroom, 3.5-bathroom unit spanning 2,006 square feet and costing $4,775,000.

3) 1841 Broadway 

Located on the southern end of the Upper West SIde by the border of Hell's Kitchen is 1841 Broadway, a topped out 25-story residential tower designed by INC Architecture & Design with SLCE Architects as the architect of record. Global Holdings Management Group is developing the upcoming 281-foot-tall, 180,813-square-foot structure, which will yield 173 market-rate and affordable housing units, and 11,741 square feet of retail space on the first two levels. 1841 Broadway is located at the corner of Broadway and West 60th Street, just north of Columbus Circle and the southwest corner of Central Park.

A list of residential amenities has yet to be heard of. 1841 Broadway is slated for completion in the fall of 2023

4) The Rockwell

The Rockwell is a 13-story residential building being built at 2686 Broadway. Designed by Hill West Architects and developed by Toll Brothers and Sculptor, the structure stands topped out and will yield a total of 81 apartments in the Upper West Side ranging from studio to three-bedroom layouts, as well as offering room for ground-floor commercial retail space CVS Pharmacy is expected to be the retail tenant. The Rockwell is located at the corner of West 103rd Street and Broadway.

Amenities at The Rockwell will include a 24-hour attended lobby, residential lounge, landscaped outdoor terrace, private dining room, fitness center, children’s playroom, screening room, music room, pet spa, and an outdoor rooftop terrace furnished with barbecue grills and a fire pit. The property is located directly by the 1 train at the 103rd Street station. The B, C, and D trains are also nearby to the east along Central Park West.

The Rockwell is scheduled for completion in the spring of 2024

5) 2330 Broadway

Our last site is The Apsley, a 19-story residential building located at 2330 Broadway. Designed by SLCE Architects with interiors by Champalimaud Design and developed by Welltower and Hines, the structure currently stands topped out and will yield 76 assisted living and 80 memory care apartments in Manhattan ranging from studios to two-bedroom layouts. The maximum capacity of occupants is 178. The Apsley is located at the corner of Broadway and West 85th Street.

Residential amenities for The Apsley include a spa, a care center, landscaped outdoor terraces, a dining bistro, an art studio, a theater, and a library curated by a local bookseller.

Construction is going to finish next spring. Right now, The Apsley’s leasing gallery is located in the building.
