Manhattan's Upper West Side is a historically beautiful mix of classic and new architecture that have adorn its streets since the late 19th century. Among the charming set of rowhomes and renowned residential buildings like the Arpthorp and The Belnord, a crop of new 21st century apartment towers are competing to be as grand and bold as possible for those looking to call the neighborhood home. Below are five examples of new and upcoming doorman properties in the district.
50 West 66th Street
Currently standing as the tallest skyscraper on Manhattan's Upper West Side is 50 West 66th Street, a 775-foot tall, 69-story residential skyscraper. Designed by SNøheta and developed by. Extell and Tennor Holding, the building claimed the title from 200 Amsterdam Avenue, and will yield a total of 127 condominium units. The property is located on an interior lot between Columbus Avenue and Central Park West.
Condominium units will come in two- to six-bedroom layouts, with two residence collections: The House and The Tower. The House residences, designed by Shamir Shah Design, are intended to evoke prewar aesthetics with spacious living spaces and warm materials. The homes in the Tower collection, designed by AB Concept, feature soaring ceiling spans and polished glass walls. Private loggias are carved into The Tower’s corners, providing panoramic views of Central Park, the Hudson River, and the New York City skyline. All the homes offer the signature Extell Choice, which allows buyers to select from various finish palettes, each complete with stone, custom millwork, and premium hardwood flooring and fittings.
Residential amenities at 50 West 66th Street will span over 50,000 square feet and include a full-size basketball and pickleball court, an indoor saltwater lap pool and spa, fitness center, Pilates and training studios, squash court, bowling alley, golf simulator, screening room, infrared sauna and steam rooms, locker rooms, a children’s studio, gaming lounge, and private storage facilities. The 20th floor will offer an outdoor saltwater swimming pool and spa, a sundeck, a skyline lounge and sunset bar, a terrace and fire pit, lifestyle concierge service, and a conference room and club room.

50 West 66th Street will bring some of the highest Upper West Side residences and is expected to be finished later this year.
The Henry Residences
The Henry Residences is an upcoming 18-story residential building under construction at 211 West 84th Street on Manhattan’s Upper West Side. Designed by Robert A. M. Stern Architects with Hill West Architects as the architect of record and developed by Naftali Group, the 209-foot-tall structure will span 154,598 square feet and yield 45 condominium units with an average scope of 3,371 square feet, as well as 2,898 square feet of ground-floor retail space, a cellar level, and 17 enclosed parking spaces. The building has nearly 250 feet of frontage along West 84th Street from the corner of Broadway to the middle of the city block.
Residential amenities will include a 24-hour attended lobby, a lounge with a pool table and fireplace adjacent to an outdoor garden, a two-lane bowling alley, and indoor basketball and pickleball courts. There will also be a cinema, a game room, a private dining room, a library, a children’s playroom, and a sauna and steam room. The rooftop will feature a communal lawn with a bocce ball court, a fire pit, and an outdoor kitchen with al fresco dining.
The Henry Residence's anticipated completion date is slated for spring 2026.
15 West 96th Street
Another Upper West Side residence which recently completed construction is 15 West 96th Street, a new and slender 22-story residential building on Manhattan’s Upper West Side. Designed by SLCE Architects and developed by Sackman Enterprises, the 312-foot-tall structure yields a total of 17 condominium units. The property is located on a narrow interior lot between Central Park West and Amsterdam Avenue.
Residential amenities will include a fitness center, a children’s playroom, bicycle storage, and a lounge. Below are renderings of the podium’s finished appearance.
Anagram
Located on the southern edge of the neighborhood is Anagram, a new 26-story Manhattan Upper West Side residential tower at 1 West 60th Street. Designed by INC Architecture & Design with SLCE Architects as the architect of record and developed by Global Holdings Management Group, the 281-foot-tall structure spans 180,813 square feet and yields 123 rental units with interiors by The Setting, as well as 20,000 square feet of retail space on the first two levels. The ground-up property is alternately addressed as 1841 Broadway and located at the corner of Broadway and West 60th Street, just north of Columbus Circle and the southwest corner of Central Park.
Homes at Anagram come in studio to four-bedroom layouts, and select apartments feature private terraces or balconies. Interiors come with seven-foot-tall windows, white oak flooring, and silver pewter and terrazzo appointments. Kitchens are fitted with Caesarstone countertops, Italian cabinetry, Bosch and Wolf appliances, and wine cabinets accommodating up to 28 bottles in select apartments. All homes will include Bosch or LG washer and dryer units, spacious walk-in closets, and bathrooms with alcove tubs and terrazzo tiling.
Residential amenities include The Top, a communal rooftop lounge with an outdoor kitchen and lounge area, grilling stations, and views of Columbus Circle, Billionaires’ Row, and Central Park; The Clubhouse and Conservatory, which features a bar, a conference room with videoconferencing capabilities, phone booths, and an adjacent outdoor garden; and The Rec Room, which sits below the lobby and comes with a central lounge, a billiards table, a bar, multi-sport virtual simulator, a teen lounge and arcade, a STEM-inspired study area with a podcast station, a music room, a Central Park-inspired kit room, and a zoo-themed children’s playroom with a custom mural. Additional amenities include a 24/7 attended lobby, a building app for residents, a bike storage room, storage lockers, laundry room, pet spa, and a dedicated lifestyle manager.
Charlotte of The Upper West Side
Finally, the smallest of our five building sites is Charlotte of The Upper West Side, a charming nine-story residential building at 470 Columbus Avenue. Designed by BKSK Architects and developed by The Roe Corporation, the recently built structure was engineered to Passive House standards and yields seven full-floor condominium units with interiors designed by Alyssa Kapito Interiors and BKSK. Compass and CORE are handling sales and marketing for the property, which is located between West 82nd and 83rd Streets, just north of the American Museum of Natural History.
Passive House standards were incorporated into Charlotte of the Upper West Side’s lobby and amenity spaces, both of which feature independent ventilation systems to maintain a constant supply of filtered clean air. The air is also treated with UV light to eliminate almost all pathogens and is moderated to ensure comfortable temperature and humidity levels.
