One of the most transformed and highly sought after neighborhoods in Manhattan for new residential construction is Chelsea. Rental apartments in Chelsea are in a very high demand these days. Much of the new construction is visible around the High Line, around the border with Hudson Yards and Midtown, and along the southern edge next to the Meatpacking District and Greenwich Village. Below are several of these notable projects that are going to soon be completed within the next couple of years.
1) 606 West 30th Street
The tallest new residential building currently underway in the neighborhood is 606 West 30th Street, a 42-story residential skyscraper that's already topped out and situated along the border of Hudson Yards and West Chelsea. Designed by Ismael Leyva Architects and developed by Lalezarian Properties, the 545-foot-tall structure will yield 312,350 square feet, with 192,780 square feet of residential space and 14,240 square feet of commercial space. The building is known as Tower B in a two-skyscraper development along with the adjacent and recently completed 601 West 29th Street from FXCollaborative and Douglaston Development. 606 West 30th Street is located between Eleventh Avenue and West Street.
A list of amenities has not been announced yet, but the main rendering shows an outdoor terrace in front of a tall atrium and green wall around the center of the skyscraper's northern elevation. This area will likely be surrounded by two amenity spaces, which subtly shows a lounge on the eastern end, and an indoor swimming pool with high ceilings on the opposite western end. These spaces will certainly provide panoramic views of Hudson Yards, Midtown, the High Line, and the Hudson River.
606 West 30th Street should likely be completed by the end of 2023 or early 2024 at the very latest.
2) One High Line Residences
Formerly known as The XI, One High Line Residences got a new lease on life after it resumed construction earlier this year. The twisting pair of 26- and 36-story mixed-use towers are located at 76 Eleventh Avenue and are designed by Bjarke Ingels Group. Witkoff Group is the new developer of the 900,000-square-foot complex, which will yield 236 condominium units, 137 hotel rooms, 85,000 square feet of retail space, and a public plaza. Steve Witkoff purchased the property, formerly known as The XI, in a foreclosure sale for $900 million and partnered with Access Industries and Monroe Capital to complete the stalled project. Gilles & Boissier and Gabellini Sheppard Associates are the interior designers and Corcoran Sunshine Marketing Group is handling sales and marketing for the High Line-adjacent property, which is bound by Tenth Avenue to the east, West Street to the west, West 17th Street to the south, and West 18th Street to the north.
Residential amenities include things such as a golf simulator, a lap pool, and a spa with steam and sauna rooms.
One High Line will be finished in the winter of 2024, as noted on the construction board.
3) 241 West 28th Street
Another highly anticipated project is 241 West 28th Street, a pair of 22-story residential buildings that are already topped out. Designed by COOKFOX and developed by MAG Partners, Atalaya, Safanad, and Qualitas, the ground-up 400,000-square-foot complex is aiming for LEED Silver certification and will yield a total of 480 rental units with 30 percent reserved for low- and middle-income households, as well as 8,500 square feet of ground-floor retail space. 241 West 28th Street is located between Seventh and Eighth Avenues with frontage on both West 28th and 29th Streets.
Future residential amenities include multiple indoor lounges, a fitness center, a children’s playroom, and an outdoor lounge with a swimming pool and adjoining terrace.
241 West 28th Street is slated for completion in July 2023.
4) 278 8th Avenue
Construction on 278 Eighth Avenue is quickly taking shape and will be a new 14-story mixed-use building. Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Chelsea 23rd Realty Corporation, an LLC affiliated with JJ Operating, the 175-foot-tall structure will yield a total of 132,700 square feet with 190 rental apartments and multiple levels of commercial retail space. The project is located along Eighth Avenue between West 23rd and West 24th Streets.
The upcoming retail space would take up 33,000 square feet at the ground floor and cellar levels. Target is slated to be the main retail tenant and occupy 28,000 square feet. Residential amenities would be situated above and include a roof-level terrace, an additional outdoor terrace on the second floor, a fitness center, a communal lounge, a speakeasy, touchless elevator and lobby access, and a bicycle room.
The anticipated completion date for 278 Eighth Avenue is listed for May 16, 2024.
5) The Elisa
The Elisa is going to be an 11-story residential building at 251 West 14th Street. The reinforced concrete structure is already topped out and is just coming out of a period of slumber which saw the project being stalled in the past year. Designed by Isay Weinfeld Architects, there will be a total of 25 condominium units in one- to three-bedroom layouts with sales and marketing led by Bianca D’Alessio, Christian Haag, and Mia Calabrese of Nest Seekers and SERHANT. Prices will range from $1.45 million to $5 million, while the four-bedroom penthouse price tag has yet to be announced. The Elisa is located between Seventh and Eighth Avenues, near the intersection of the West Village and the Meatpacking District.
Homes will come with ceilings spans over 9.5 feet in height, oak flooring, open-concept living spaces, and Boffi-designed kitchens with Miele appliances, an eat-in Pietra Serena stone island/peninsula, stainless steel countertops and backsplashes, custom oak cabinets and cupboards with opaque varnished doors, and a Sub-Zero wine cooler. Bathrooms are designed with bespoke Vanilla Ice marble walls and floors, brushed stainless steel fixtures, and thermostatic rain showers by Fantini. Other appointments include custom Boffi-designed closets and in-unit Whirlpool washer and dryers. A select number of condominiums have a private terrace.
Residential amenities include full-time door attendants, a fitness club with an outdoor landscaped patio, a bike room, a shared laundry room, storage for purchase, and a rooftop garden with an outdoor kitchen and views over the neighborhood and the Hudson River.
It's estimated that The Elisa will complete construction around the middle of next year.
