Chelsea is one of the most desirable, popular, and expensive residential neighborhoods on the island of Manhattan. The district caters to tourists that flock to popular destinations such as the High Line, Chelsea, Market, and Little Island, and locals residing in some of the newest condominium properties in New York City. The area has seen a massive amount of construction since the early 2010's and continues to blend with some of the city's more traditional architectural landmarks. Below are five notable developments.
1) Walker Tower
Originally designed by Ralph Walker at 212 West 18th Street, the gorgeous 95-year old, 22-story building is an Art Deco masterpiece that was transformed into a residential development in the 2010's with 49 condominium units spread across the tower. CetraRuddy Architecture was the architect in charge of the restoration and renovation process, while JDS Development Group was the developer for the project.
The most expensive unit currently available is PH8 at $15.995 million, spanning 3,071 square feet with three bedrooms and four bathrooms.
2) Lantern House
Flanking the High Line and completed in 2021 is Lantern House, a pair of residential buildings located at 515 West 18th Street.. Designed by Thomas Heatherwick of Heatherwick Studios with SLCE Architects as the architect of record, and developed by Related Companies, the 10- and 22-story structures yield a total of 181 condominium units with sales and marketing led by Related Sales LLC and Corcoran Sunshine Marketing Group.
Residential amenities include a doorman, concierge service, a common courtyard and outdoor garden, a meeting room, a fitness center with spa and swimming pool, an entertainment room, residential lounges, a children’s playroom, and private parking for 175 vehicles.
3) One High Line
Standing as one of the tallest buildings in Chelsea is One High Line, a pair of twisting structures located at 500 West 18th Street. Designed by Bjarke Ingels Group and developed by Witkoff Group and Access Industries, the 36- and 26-story structures will span 900,000 square feet and yield 236 condominium units in one- to five-bedroom layouts, as well as a hotel component operated by Faena Hotel, ground-floor retail space. Corcoran Sunshine Marketing Group is handling sales and marketing for the property.
There is also going to be a new public plaza separately designed by Diller Scofidio + Renfro and Field Operations. Residential amenities will include a full-time attended lobby, a concierge, and live-in manager; on-site private parking with valet garage access; bicycle storage; a 75-foot lap pool, whirlpool, and cabanas; a fitness center with private training rooms; men’s and women’s steam rooms, saunas, and private treatment rooms; a billiards and game room; a golf simulator and virtual gaming studio; a children’s playroom; a double-height glass-enclosed lounge located in the sky bridge over the ground floor; and a valet parking garage.
Completion is expected for winter 2024.
4) The Cortland
Completed in 2022 is The Cortland, a 25-story residential tower at 555 West 22nd Street in West Chelsea. Designed by Robert A.M. Stern Architects and developed by Related Companies, the 300-foot-tall structure features a total of 144 condominium units in two- to five-bedroom layouts with interiors by Olson Kundig, as well as a series of spacious penthouses. Related Sales and CORE Group are the exclusive co-sales and marketing agents for the property, which is located at the confluence of Eleventh Avenue and West Street, between West 22nd and West 23rd Streets. The building is one of the most acclaimed architectural designs along the waterfront that offer Chelsea apartments for sale, using a Pre War-inspired facade

5) FÖRENA
Finally, we have FÖRENA, aa 12-story residential building at 540 Sixth Avenue completed in 2023. Designed by Morris Adjmi Architects and developed by Landsea Homes and DNA Development, the 80,000-square-foot structure contains 50 condominium units in one- to three-bedroom layouts, and ground-floor retail space. Fredrik Eklund and John Gomes of The Eklund Gomes Team and The Tuinstra-Davis Team at Douglas Elliman are leading sales and marketing for the property, which is located at the corner of West 14th Street and Sixth Avenue on the border with Greenwich Village and Chelsea NYC.
Amenities include a fitness center with Technogym equipment, a residential lounge and kitchen equipped with secured private aperitif lockers, a Zen garden courtyard, a bike room, extra storage space available for purchase, and a communal rooftop terrace with outdoor dining and a kitchen with a gas grill.
